Townhomes is located at 1601-1647 Franklin St. in the City & County of
Denver, it consists of 1 building, 15 units, and developed in two phase
built in 1999 and 2000. The Complex has no Commercial space and units are
held in fee simple. The Association was formed in July 2000.. The
developer turned control of the Association over to an elected body of
Homeowners in March of 2001. The Developer no longer has any control
or ownership of any units or common areas. The Board consists of 4 Members
that have been elected or appointed to serve the Members.
The Members pay Homeowner Association association fees, presently these fees are $200.00 per month and are overdue if not received by the management company by the 10th of the month. The Association provides the following: Water, Trash, Common Area Insurance, and Maintenance to the Common Areas. When necessary, fees may be adjusted to cover the Associations operating budget and projected Replacement Reserves. A Special Assessment may be imposed to the Members to cover additional Capital Contributions, to pay for limited common element assessments or other needs the Association might have.
A charge of $120.00 is assessed by Colorado Management & Realty Inc.as a transfer fee for each time a unit is sold or refinanced. This amount should be collected as specified in the sales contract. There is a $250.00 non-refundable working capital contribution each time a unit is sold to be paid by the buyer.
